Terms and conditions

1. What Zimam is

Zimam is a shared ledger for people who run rental property. It lets a property owner and a site manager record rent, bills, utilities, tenants, contracts and expenses, and confirm each other's records so both see the same figures.

By accepting these terms you agree to them for as long as you use Zimam. If you don't agree, sign out and don't use the service.

2. Your account

Give your real name and an email address you control. Keep your password private: you are responsible for what is done through your account unless you tell us it was misused.

What you can see and do depends on the role and permissions given to you on each property. Don't try to get around them.

3. Records and money

You are responsible for the accuracy of what you enter. A record marked confirmed means another person with access agreed it looks right. It is not proof of payment, an audit or a guarantee.

Zimam doesn't hold, move or collect money. It isn't accounting, tax or legal advice, and any deal between owners, managers and tenants, including caution money, rent and commission, remains between those people.

4. Tenants' personal information

Zimam stores personal details about tenants and guests that you enter, such as names, phone numbers, ID documents and contracts. Only enter what you need to run the property, and only where you have the right to, including under Tanzania's Personal Data Protection Act, 2022.

Keep this information confidential, and correct or remove it when asked to where the law requires it. Only send SMS messages that relate to the tenancy or booking.

5. Acceptable use

Don't use Zimam to break the law, harass anyone, enter false records, access other people's data, or disrupt or probe the service.

6. Support access to your account

So we can help when something goes wrong, a Zimam superadmin or administrator can open the app as you and see what you see, including your properties and records. Each visit is view only, needs a stated reason, ends automatically (after 30 minutes for an administrator and 8 hours for a superadmin) and is recorded in an audit log. Nothing can be saved in your name during a visit, and your own devices stay signed in.

Superadmins can also manage accounts, for example to change your details, reset a password, suspend access or delete an account. These actions are logged too. When an account is deleted, the records it entered stay in the ledger.

7. How we handle information

We use your information to run Zimam, keep it secure and give support. We use service providers to do this: Supabase for the database, file storage and sign-in, Vercel for hosting, and Beem Africa for SMS when it is switched on. Their servers may be outside Tanzania. We don't sell your information.

8. Availability

We work to keep Zimam available and correct, but it is provided as it is, and it can have errors or interruptions. Keep your own copies of anything you can't afford to lose, and check important figures against your receipts and bank or mobile money records.

9. Liability

As far as the law allows, we aren't liable for indirect losses, lost income, or losses arising from records entered by users, disputes between users, or interruptions outside our reasonable control. Nothing here limits rights the law doesn't allow us to limit.

10. Suspension

We can suspend or end access if these terms are broken, or to protect the service or other people. You can stop using Zimam at any time; ask through Support if you want your account closed.

11. Changes to these terms

We may update these terms. When we do, you will be asked to accept the new version before carrying on.

12. Law and language

These terms are governed by the laws of the United Republic of Tanzania. If the English and Swahili versions differ, the English version applies.

13. Contact
